The Northgate Project on the North edge of Pocatello, Idaho is a 4500 acre project located North of the Portneuf Wellness Center on East Chubbuck Road, west of Olympus Drive. The project includes an I-15 interchange that will connect Olympus Drive and Siphon Road north of Chubbuck.

“Portneuf Valley Interchange Project on I-15 Hoped to Bring 10,000 Homes”
Northgate is being developed as a public-private partnership, involving private builders, Bannock County, the cities of Pocatello and Chubbuck, Idaho Transportation Department and the Portneuf Health Trust.
Fall of 2017 is when work will begin on one of Idaho’s largest public-private partnerships. According to the Idaho Department of Transportation (ITD) this will consist of a new interchange on Interstate 15 and 10,000 new homes.
The groundbreaking for the project was on September 14, 2017. The Northgate Project is expected to open up development access for a future master-planned community called The Northgate District. This project will include an interchange, new homes, a 1-million-square-foot technology park and retail stores.
Work on site will begin this fall but most of the construction will begin next spring.
There is a six member partnership which includes both of the cities of Pocatello and Chubbuck, Bannock County, the Pocatello Development Authority, the IDT, and Milenial Development.

Northgate Interchange Additional Funding
BOISE – The Idaho Transportation Board voted unanimously during their regular meeting Wednesday (Feb. 21) to provide additional funding to begin construction on the Northgate Interchange in east Idaho. from KPVI

Progress on Siphon Road Extension & Northgate Interchange
Construction is moving forward on the Northgate Interchange
“The City of Chubbuck is finishing up the Fort Hall Main Canal Utility Crossing at the intersection of Siphon Road and Hiline.
This bridge will allow Siphon Road to extend to the Northgate Interchange and it is set to be finished this week.
The goal is to relieve congestion in Chubbuck and open up the northeast section of the city to opportunities for more development.” from KPVI
Locals pack buses for tours of Northgate project area
On November 2, 2018 the Idaho State Journal published an article titled “Locals pack buses for tours of Northgate project area” in which Buck Swaney, manager of Utah-based Millenial Development “spoke of a place where thousands of residents will live in “smart” homes, capable of being run remotely by their cell phones, within walking distance of high-tech employers, a commercial district and recreational amenities.” He also spoke about a medical building in the Northgate District commercial area.
20 Acres of Northgate District Bought by Portneuf Health Trust
In the Northgate Development in North Pocatello 20 acres of land was purchased by Portneuf Health Trust for the future medical campus going in that area. Northgate will be the first true master-planned community for Bannock County. The parkway, freeway interchange, and major utilities of the Northgate project is expected to be complete August 2018.
“We are very excited to partner with the Northgate developers to provide the exclusive health and medical campus to the community. The developers and our organization both believe that designing the infrastructure to walk, bike and be active creates a healthier community,” said Shaun Menchaca, CEO of Portneuf Health Trust. “We are currently working with our physician partners at Portneuf Medical Center on master planning that campus. We are expecting to start construction in the summer of 2018 and have some services operational sometime next winter.”
